Residential Mortgages 

These are mortgages on your residential home.  They are for property purchases for first-time buyers or for home movers.

We will complete a full fact-find to ascertain your circumstances and requirements, in order for us to research the market and make a recommendation.  We will then deal with the mortgage lender to obtain a mortgage offer as quickly as we can, and liaise with the conveyancer dealing with the legal side, so you don’t have to.

First time buyer?

Whilst the process for a first time buyer mortgage is similar to a residential mortgage for a next time buyer, the criteria can be different as lenders’ take into account the increased risk of customers who are new to the market.

The house buying process can be quite daunting for a first time buyer so we can help guide you through this process, from your first contact with us to check if you can obtain a mortgage, through to you collecting your keys and moving in.  We can help you budget, introduce you to a conveyancing solicitor and liaise with your estate agent.

Buy-To-Let Mortgages

These are mortgages for the purchase of a rental property.

There are different rules in place when arranging a buy to let mortgage, for example, the property type, the tenants, the amount of rental income and these rules will vary from lender to lender. For this reason, as well as the fact that these mortgages are on the whole not regulated by the Financial Conduct Authority, it is imperative that you have the right guidance on this type of transaction.
